Landlords & Letting Agents in Stoke-on-Trent
Compliance work for rented property, without the chasing. We carry out landlord gas safety checks, servicing and gas repairs across Stoke-on-Trent and the surrounding towns, and deal with tenants directly where that helps.
Compliance for rented property
Landlords must have every gas appliance and flue in a rented property checked every 12 months by a Gas Safe registered engineer, and give tenants a copy of the record. That is the legal minimum — but properties also need servicing and repairs during the year, and coordinating all of it is where time disappears.
We handle:
- Landlord gas safety checks (CP12) on gas appliances and flues
- Annual boiler servicing, which can usually be combined with the safety check
- Gas and heating repairs, including boilers, fires, cookers and hobs
- Gas pipework alterations and appliance disconnections within our registered categories
- Tenant access — we can contact tenants directly where they are happy for us to
One visit instead of two
The gas safety check and a boiler service are different pieces of work with different paperwork, but they can normally be done in the same appointment. That means one access arrangement, one visit and both records completed together.
If you manage several properties, give us the postcodes when you enquire and we can plan the visits as a group rather than booking them individually.
Documentation and reminders
After a check you receive the landlord gas safety record listing each appliance and flue checked, with any defects and the action taken. You must give a copy to your tenants.
Checks can be renewed up to two months early while keeping the original anniversary date, so you do not have to wait until the last week. If you would like a reminder before the next one falls due, ask when booking — we will note it against the property.
If something fails
An appliance that fails the check cannot simply be left in use. The engineer records the defect and makes it safe, which can mean disconnecting it with your agreement. You then get the repair or replacement options in writing before any work goes ahead, so there are no surprises on the invoice.
Booking
Call, WhatsApp or send the quote form with the property postcode, the number of gas appliances and the tenant contact arrangements. If you are unsure how many appliances need checking, describe the property and we will confirm.
For the certificate itself, see gas safety certificates. For annual servicing, see boiler servicing. Our landlord gas safety guide explains the legal duties in more detail.
Frequently asked questions
Can you deal with the tenant to arrange access?
Yes, where the tenant is happy for us to contact them. We can arrange access directly and confirm the appointment with you afterwards, which saves you relaying messages.
Can the gas safety check and boiler service be done in one visit?
Usually, yes. Combining them means one appointment and one access arrangement. Mention both when you book so we allow enough time.
What paperwork do I get?
A landlord gas safety record (CP12) for the appliances and flues checked, with any defects and remedial action noted. You must give a copy to your tenants. Keep the record for your own files too.
What happens if an appliance fails the check?
The engineer records the defect and makes the appliance safe, which can mean disconnecting it with your agreement. We then explain the repair or replacement options in writing before any work goes ahead.
Do you work with letting agents and portfolios?
Yes. Tell us the number of properties and their postcodes when you enquire and we can plan the visits together rather than one at a time.
