Landlord Gas Safety Certificates: A Practical Guide
What landlords must do each year, what the check covers, and how to book and stay compliant.
Last updated: 2026-09-01
Landlords must have every gas appliance and flue in a rented property safety-checked every 12 months by a Gas Safe registered engineer, and must give tenants a copy of the record.
What the check covers
Each appliance’s gas tightness, burner pressure, ventilation, flue flow, safety devices and visible pipework condition. Results go on the landlord gas safety record (CP12), with defects classified and remedial action noted. Checks can be renewed up to two months early while keeping the anniversary date.
If an appliance fails
The engineer makes it safe, which can mean disconnecting it with your agreement, and advises on repair or replacement. The record reflects what was found. A failed appliance cannot simply be left in use.
Booking and staying compliant
Book with the property postcode and appliance count, and combine with boiler servicing in one visit where possible. Set a renewal reminder so the certificate never lapses. Book through our gas safety certificates page.
